π It can be exclusive or non-exclusive, but it MUST be signed.

π° Agents risk thousands in fines for non-compliance.
When you enter into a π Buyer's Agency Agreement it:
π€ Binds you to an agent for a set time.
π Outlines the agent's duties to you.
π²Spells out their compensation.
π« There is no such thing as a "free service" for using a buyer's agent.
π Now, as with sellers, buyers must truly hire their agent.
π Now more than ever, hiring an agent that has done hundreds of transactions and has a decade of experience matters more than ever before. WHO YOU HIRE MATTERS!!! ππΌββοΈ
Tips to find a great agent-
π£οΈ Interview Your Agent. Actually interview a few!!!
ποΈ Sellers always interview agents, and now so will buyers.
π οΈ Not all buyer's agents will be offering the same values. Don't hire the first person to answer their phone.
When it comes to paying your agent-
π‘Yes, sellers can still pay a buyer's agent commission and I expect that to still happen 95-99% of the time if the offer is realistic.
πΌ Make sure your agent knows the paperwork and how to craft a strong offer including the seller covering their compensation!
π΅ Likely sellers will cover some, if not all, 90% of the time, but compensation to buyers agent is no longer in the MLS.
π Educate Yourself:
β οΈ Don't be caught off guard when your agent explains these changes. Find a new one if they don't. π¬
