🏡 YOU NEED TO WATCH THIS! 👀

I’m sharing this Reel from Jarod James, who is a great real estate leader and someone who consistently follows and breaks down what’s REALLY happening in the market.

We keep hearing, “The market is going to crash!” But what does the market actually look like right now?

📉 Higher interest rates have slowed the market and created more of a stalemate.
🏠 Buyers are becoming more cautious.
📈 BUT home prices have not simply dropped because rates went up.

In fact, we’re seeing something very interesting: interest rates and home prices have both been elevated at the same time. Higher rates have affected affordability and slowed sales, but that doesn't automatically mean home values are going to fall apart. Current national data shows sales slowing while the median existing-home price is still above the prior year.

So what happens next?

This is where I think buyers should pay attention. 👀

If other buyers are sitting on the sidelines waiting for a “crash” that may not come, that can create an opportunity for the buyers who are ready to move.

Less competition can mean more negotiating power, more time to make a decision, and potentially a better opportunity to purchase the right home—rather than competing against a crowd when demand picks back up.

And remember: you can always refinance a mortgage if rates improve in the future. You can't go back and buy yesterday's home at yesterday's price.

I'm not saying everyone should run out and buy a house tomorrow. Every buyer's situation is different. But if you're financially ready and you find the right home, don't let fear of the market automatically keep you on the sidelines.
