A DAY IN THE LIFE OF A REALTOR!
If you have ever wondered what a real estate agent does all day, the short answer is everything. The longer answer is ….it depends on the day. In Bouse, no 2 days are ever the same, which is what makes the job exciting and just a bit unpredictable.
The day usually starts early ( 5am for Jef Johnson) , often with coffee in hand and emails and texts already rolling in… New listings to check, price changes to review and overnight messages from clients who had questions at 10:30PM, because, of course, that is when real estate questions happen.
By midmorning, he’s already driven 90 plus miles from Wickenburg, while setting up appts, checking in with his clients and scheduling his day.. In Bouse, that could mean checking the water timer at a vacant home, checking to be sure all utilities are on for a showing or inspection, putting up or taking down a Real Estate sign, making sure the home is locked, removing a resident rattlesnake, pulling a few weeds and lighting the hot water heater! Often times he brings his own propane tank…..
Then we have showings! Things can get interesting. Buyers may fall in love with one home, dislike the next and ask if the 3rd one “just feels right”….Realtors learn quickly that “feels right” can mean a lot of things. Maybe it’s the kitchen. Maybe it’s the view. Maybe it’s the fact that the dog approved of the backyard. In Bouse..it can be a buyer who (due to their age) often tells Jef how to do the job because they have bought and sold many a home in their years! We love our clients!!
Somewhere in between appts there are phone calls, texts, calls from the wife and emails. Lots of them. A lender needs a document. A title company has a question. A client wants to know if now is a good time to sell their home or another asks… “is the market better and should I write an offer?” Is the house in a flood way or plain? The septic inspector has questions and or concerns. Another client wants to understand why their home has not sold yet. A neighbor wants Jef to tell them what his property is worth because his friend down the street just sold his home? ALL valid questions and often come in at same time. In a 2nd home market….its our own little niche.
Afternoons or late evenings often shift into writing offers, negotiating terms and reviewing inspection reports. This is where the job becomes part strategist, part problem solver. It’s also where the value of a good realtor really comes into focus. Behind the scenes, there are contracts to manage, deadlines to track, and details that must line up perfectly for a transaction to move forward. Missing one step can delay or even derail a sale. Many of you who have been in a transaction with Jef know that he can be overly pushy about the timelines and such!! There is a reason!!
This is why having a real estate agent matters. While it may look like opening doors and putting up signs, much of the work happens out of sight. Agents help interpret the market, guide pricing decisions, navigate negotiations, and keep communications flowing between all parties. In a transaction that includes buyers, sellers, lenders, inspectors and title companies, having someone coordinating the process is not just helpful, it is essential.
Of course, we then have the unexpected moments. A fellow Realtor cannot get the lock box open. Gate code is not working. A last minute showing request, just as you stop to eat lunch. Flexibility is not just helpful in this business, it is required.
Evenings are also filled up with follow-ups, helping an elderly client docusign a contract and or explaining they can go to town to fax required paperwork or helping them understand how to work the new printer and or attach documents to an email. Real estate rarely fits into a traditional schedule, it’s just part of the job. Clients are making major financial and life decisions and need guidance on those matters and being available when they need it matters.
Through it all, there is one constant: relationships. Real Estate is about people just as much as it is about property.
So while no 2 days are the same, that is exactly what makes the role of the agent so important. In Bouse, it is not just about the buying and selling of homes. It is about guiding people through one of the biggest decisions they will make, with a steady hand, a sense of humor, dedication and whole lot happening behind the scenes.
