1. PG County has a 1.4% local transfer tax — one of the highest in Maryland. First-time buyers may qualify for an exemption. Know your closing costs before you fall in love with a house.

2. Inventory is up ~25% and homes are sitting 40–56 days on average. That means more choices and real negotiating power — especially on homes that have been listed a while.
