Let's talk price drop strategy. (1) A $3,000 price drop does not move the needle (especially at $500k level). (2) If the seller just wanted to refresh the listing so it shows up on auto-emails etc. a $100 or even $1 would have done the trick (3) Could have listed at $500k even and shown up on auto mls feeds for people shopping $450-$500k & $500-$550k (4) REPRICE TO $499,999 for the psychological effect.

This $3k price drop just makes absolutely no sense. Option 3 would have been the most effective option (even though I still don't think a 1% price drop would motivate a buyer).

Pricing reductions are not fun but you need to do them strategically to obtain the result you want.
