So you’re scrolling on your phone and you come across a gorgeous home with a shocking price tag. Shockingly good. Why is a home like this so affordable?! But then you start to wonder… is this too good to be true?

Probably yes. It could be because of any number of things.

-The house is actually in really bad shape and you wouldn’t want to touch it with a 10 foot pole
-The house has a… questionable history--always do your research on the title and history of the property
-It might be in a bad location or prone to natural disasters

Usually your gut instinct is correct. But your real estate agent can always dig a little deeper to see what’s actually going on with the property.

As a matter of fact, if you work with me, I always send my buyers homes that have already been qualified to meet their needs. So I won't waste your time with homes that have some hidden agenda.

This is what we call house heartbreak. You find the perfect house and go to put in an offer only to find that it’s suddenly gone under contract. Cue the tears.

But there are still options, so don’t lose all hope!

When a house you love goes under contract (without you?! how dare they), you can still put in an offer. If the seller likes your offer, they’ll select it as a backup offer.

That way, if the original offer falls through (which happens more than you’d think), you’ll be next in line for the house.

Your agent will be able to guide you through this process, but the most important thing is to stay optimistic.

Where oh where can you find a good house? Well, it turns out that you can find one in a lot of places, actually. Especially when you look beyond the usual suspects (e.g. Zillow).

While your agent will keep you apprised of new listings that might interest you, I also recommend keeping an eye for open houses in your desired neighborhood.

This is one of the most exciting parts of the real estate process. I mean, who doesn’t want to be on their very own version of House Hunters?

But before you start actually looking at homes, you need to figure out your wants and needs!

First, some definitions.

1. Needs: things that are essential to your life. You can’t do without it without seriously making an impact on your lifestyle.

2. Wants: things that would be beneficial or awesome to have. Usually can be added to a property later on.

Getting clear on your wants and needs is necessary to have a successful home search. Your agent will use your wants and needs while they’re finding you homes to tour.
