🏡 Is the Bowie real estate market crashing?
Well… not so fast. 👀
The August numbers are in, and at first glance, some of the statistics might make you think something dramatic is happening. But when you dig into the numbers, there’s a little more to the story.
📍 Bowie
• 9 closed sales — up 200% from last August
• 56 active listings
• 8.7 months of inventory
• 114 days on market
• Median sales price: $105,000
That 42.6% drop in median sales price definitely grabs your attention—but with only 9 sales in one month, the types of properties that sold can have a HUGE impact on that number. It doesn't necessarily mean Bowie home values dropped 42.6%.
And when we zoom out…
📍 Montague County
Median sales price: $259,750 — up 12.5% year-over-year
📍 Wise County
Median sales price: $365,500 — up 12.3% year-over-year
So what does this actually tell us?
Our market isn't crashing. It's changing.
