Prince George's County Home Market:
More Homes to Choose From as County Home Values Remain Strong and Closed Sales Match 2025 Levels
Landover, MD, September 2026 - Prince George's County's housing market continued to move toward greater balance in August, giving buyers more choices while home prices remain remarkably resilient.
The County recorded 600 Closed Home Sales in August, exactly matching August 2025, although sales declined 11.8% from July's 680 closings. Median Sold Price reached $445,000 in August, up 1.1% from $440,000 a year earlier and down just 0.9% from July. Average Sold Price rose 0.8% year-over-year to $463,385, while total August Sold Dollar Volume increased 0.7% year-over-year to $277.6 million.
Those numbers point to a market in which demand persists amid increasing buyer concerns and challenges. Home values have remained steady and Sellers continue to gain high Sold Prices to Original List Price, averaging 98.7% in August.
-More Inventory Is Giving Buyers Breathing Room
The clearest change in the Prince George's County market is the number of homes available for sale.
Active Listings reached 2,134 in August, up 15.5% from 1,847 one year earlier and slightly above July's 2,083 listings. The August total is also substantially above the five-year August average of 1,497 Active Listings. Meanwhile, sellers brought 840 New Listings to market during the month, 5.3% more than in August 2025.
Additional inventory is changing the pace of transactions. Homes that sold during August spent 38 Average Days on Market, compared with 32 days a year ago and 35 days in July. Buyers therefore have somewhat more time to compare properties, evaluate financing and negotiate before committing to a contract.
Meanwhile, increased choice has not translated into a significant decline in selling prices. August homes sold for an average 98.7% of their Original List Price, slightly higher than the 98.5% ratio recorded a year earlier. That combination — rising inventory, longer marketing times and stable prices — suggests a market that is rebalancing rather than retreating.
-Pending Sales Point to More Cautious Buyers
While Closed Sales held steady year-over-year, forward-looking activity softened.
Prince George's County recorded 687 New Pending Sales in August, down 8.5% from 751 in August 2025 and down 4.2% from July 2026. Year-to-date New Pending Sales compare closely though — the County recorded 5,427 New Pending Sales through August 2026, just 0.6% below the comparable 2025 year-to-date total.
Those numbers reinforce how affordability and borrowing costs effect buyer decision-making. Homeownership demand remains strong, while households appear more deliberate about price, financing, and the property they choose. Many hesitate to investigate a desired change due to broader economic uncertainties, although looking at your specific goals, finances, and comparing opportunities is a much better step than non-action. Abundant numbers of homeowners have experienced large and pleasant surprises in their home journeys.
-Mortgage Rates Remain a Major Factor
Mortgage rates continue to be one of the biggest influences on housing activity.
The average 30-year fixed-rate mortgage was 6.67% during August, up from 6.54% in July and 6.59% in August 2025. At those levels, even relatively small movements in rates can make a noticeable difference in a buyer's monthly payment and purchasing power. (National Association of REALTORS®)
For Prince George's County buyers, the increase in available properties can partially offset the challenge of higher borrowing costs by providing more opportunities to negotiate price, closing assistance or other terms. For sellers, increased competition means that proper pricing, condition and presentation matter more than they did when inventory was exceptionally tight.
