A lot of buyers are still trying to time the market.

Waiting for the perfect rate. Waiting for the Fed. Waiting for it to “feel right.”

Here’s the problem with that: the market isn’t a stock tip. And if you wait for every star to line up, you can end up waiting until you’re in a coffin.

Nobody rings a bell at the bottom. Rates move. Prices move. Inventory moves.

The better question isn’t “Is this the perfect time to buy?”
It’s “Am I ready, willing, and able… and does this payment fit my life?”

Around Bowling Green / Warren County, what works:
• Buy when the house and the payment fit your life
• Negotiate hard
• Refinance later if rates improve. Don’t put your family on pause forever for a maybe

Don’t try to time the market. Time in the market beats perfect timing almost every time.

Interest rates don’t just change payments. They change what buyers can afford to pay.

Here’s a simple example from the investment side of real estate:

If an investor needs a 6% return, a property producing $1 million per year could be worth about $16.67 million.

If the required return moves just 0.25% higher, to 6.25%, that same exact income supports a value of about $16 million.

Nothing changed about the property.
Nothing changed about the income.

But the math changed the value by roughly $667,000, or about 4%.

This is one reason higher rates can slow a real estate market so quickly.

The problem is that sellers don’t immediately lower their expectations every time rates move. Buyers, meanwhile, are doing completely different math based on today’s financing costs.

That creates a gap.

Sellers still want yesterday’s price.
Buyers need today’s numbers to work.

And until one side adjusts, fewer deals happen.

This is also why I always say you can’t look at interest rates in a vacuum. Rates matter, but which rates are moving, how financing is priced, and the spread between borrowing costs and expected returns all matter too.

Real estate prices don’t move instantly with interest rates.

Transaction volume usually feels it first.
