You don't move to Franklin for the square footage.

You move for mornings by the pool before the kids wake up.

For coffee dates at The Factory.

For backyard dinners that turn into late nights under the lights.

And if we're being honest?

The biggest home buying mistake in 2026?
Waiting for rates to drop.

I know that’s not what most people expect, but hear me out.

We recently ran the numbers on a local new construction home.

Just a few months ago, this exact floor plan was selling for $715,000.

Today, the builder has two remaining homes in the same exact floorplan available for $649,900.

That’s a $65,100 difference in purchase price.

“But what about the lower rate?”
Great question.

Even assuming rates come down in the future, if increased buyer demand pushes prices back up, today’s buyer could still come out ahead by purchasing now.

In this scenario:

✅ Estimated purchase price savings: $65,100
✅ Estimated interest savings from the rate buydown over the life of the loan: $61,920
✅ Potential total savings: $127,020

The takeaway?

You can refinance your interest rate.

You can’t refinance the price you paid for the home.

With millions of buyers waiting on the sidelines for rates to fall, don’t assume waiting automatically saves you money.

Sometimes the opportunity is already here.

If you’ve been wondering whether it makes more sense to buy now or wait, send me a DM and I’ll run the comparison for your situation.

And if you’re interested in this specific floor plan, the builder currently has two available. We love to help you.

Not a cabin in Gatlinburg. Not a private resort. Not a weekend getaway.

This is actually a home in Bowling Green, Kentucky.

And yet it comes with:
🔥 6.54 private acres
🔥 Nearly 5,500 sq ft
🔥 A finished walkout basement
🔥 A detached shop
🔥 A private lodge wing with an indoor hot tub, wet bar & entertainment space
🔥 Covered porches, bonfires, sunsets, and room to breathe

The kind of place where the kids can spend the afternoon on the swings, friends gather around the fire pit at night, and every holiday somehow becomes the house everyone wants to come to.

Any home can give you square footage.

This one gives you a lifestyle.

A few things you'll never catch me doing as a Bowling Green realtor. 🛑

Real estate can feel like a sales game from the outside, and I get why!

Some people are simply focused on hitting the number, closing the deal, and moving on to the next one. That's just never been the way I want to work.

For me, this job is so much more than handing over a set of keys.

It's helping someone find a place that actually fits the way they want to live, and being someone they can count on long after the closing paperwork is done.

The agents worth working with are the ones who treat your money, your time, and your future like it matters.

If you've been looking for someone who'll be honest with you even when it isn't the easy thing to say, I'd love to chat.

10 years in real estate.
And somehow, it feels like both a lifetime and a blink at the same time.

The failure rate in this business is high. Most agents don't make it past the first few years. It's long hours, emotional moments, unpredictable schedules, and carrying other people's stress while managing your own.

But through every season of life, this career kept calling me back.

I started real estate after losing a pregnancy. I needed something to keep my mind busy, to pour myself into while navigating heartbreak. Within a year, I was expecting again.

Then life threw another challenge my way. During a complicated pregnancy, I spent three months inpatient at Vanderbilt. And still, this career gave me purpose. I wrote and managed contracts from a hospital room. I kept going because helping people gave me something steady to hold onto.

My kids truly grew up in this business with me.

Greyson came to the office for sales meetings. I wrote contracts with a baby in my lap. One of my babies tagged along to showings and closings because sometimes motherhood and business didn't happen separately. They happened together.
Now, 10 years later, Olivia and Greyson are healthy. I'm healthy. And I'm more grateful than words can explain.

Real estate was never just about houses for me.
It became the perfect blend of everything I love:

- Marketing and strategy
- Economic development and community growth
- Helping people through some of the biggest moments of their lives

But most importantly, this career taught me compassion.

Because when you've walked through hard seasons, you learn how important it is to truly hear people. To show up for them. To make stressful moments feel a little less overwhelming.

That's what I hope I've done for my clients over the last decade.
Not just helped people buy and sell homes, but celebrated wins, carried stress, and made life feel easier during major transitions.

To every client, friend, family member, lender, attorney, inspector, and fellow agent who's supported me over the last 10 years. Thank you.

This business changed my life in ways I never expected. And I still love it as much as I did on day one.

Here's to the next chapter. 🖤
