9-10% rise in housing inventory in 2026 is very possible, and several major forecasts are already pointing close to that range nationally. For example, Realtor.com’s 2026 Housing Forecast projected inventory growth of roughly 8.9% for 2026.

What’s driving it: More homeowners are finally giving up their ultra-low pandemic mortgage rates because of life changes (retirement, divorce, job moves, downsizing). NAR says the “lock-in effect” is easing. Inventory has already been rising for over two years nationally. Realtor.com reported active inventory up 8.1% year-over-year in March 2026 and up 10% in January 2026.
Builders still have elevated new-home supply in many markets, especially in the South and Sun Belt.
Higher mortgage rates are slowing buyer demand just enough to let listings accumulate longer.

That said, inventory growth is very uneven geographically. The Midwest — including markets similar to Toledo and nearby Northwest Ohio communities like Bowling Green — is still relatively supply-constrained compared with the South and West. Midwest inventory is rising, but demand has stayed stronger because homes remain more affordable than coastal markets. Realtor.com data showed Midwest active listings up 13.6% year-over-year in March 2026, but prices there were still relatively stable compared to other regions.

So the bigger question is not “Will inventory rise?” It probably will.

The more important question is: Will inventory rise faster than buyer demand? Right now, most economists think 2026 becomes a more balanced market — not a crash market. Most forecasts still expect modest price appreciation nationally (roughly 1–3%) even with more inventory.
