🎉 Happy 86th Birthday to the boss, Mr. Harold Brantley! 🎉

Today, we celebrate someone who truly knows what it means to love what you do. At 86 years young, Mr. Brantley is still getting up, coming to the office, looking at properties, and doing what he’s been doing for nearly six decades.

In 1968, Mr. Brantley started Brantley Appraisal Company with a vision and a commitment to providing quality appraisal services. Nearly 60 years later, that vision is still thriving, and the company continues to serve clients throughout the region.

His work ethic, knowledge, dedication, and commitment to the appraisal profession have set an example for everyone who has had the opportunity to work alongside him. And apparently, retirement was never really part of the plan! 😂

Please join us in wishing Mr. Brantley a very Happy 86th Birthday! We’re grateful for everything he has built, everything he continues to teach us, and most of all, for the opportunity to call him our boss and friend.

A lot of people think appraisers simply check boxes. In reality, we're analyzing buyer behavior - how the market reacts to different property characteristics.

The goal is to quantify those reactions whenever possible. If buyers consistently pay more for one feature over another, we can often measure that in the marketplace. Of course, real estate markets are imperfect, and not everything can be quantified.

That's why, every now and then, we'd like to ask YOU - the market participants. Your opinions help us better understand what today's buyers value.

We'll start with a simple one:

🏡 Imagine you're shopping for a new construction home. You've already found the neighborhood and school district you want, but now you have two options:

Option A: A brand-new home that's never been lived in and is in excellent condition.

Option B: A home in the same neighborhood as Option A that's 15–20 years old but has been completely remodeled, is in virtually the same condition as the new home, and is being offered at a lower price.

Here's the question:

If you were in the market for new construction, would you still choose the brand-new home, or would you consider the remodeled home instead?

What matters more to you:
🔸 The home's actual age (brand new vs. 15–20 years old)?
🔸 Or its condition (new vs. virtually new)?

Property Tax Appeal Season Is Here!

Do you believe your property's assessed value is too high? A professional appraisal can provide valuable support when filing a property tax appeal.

Before appealing an assessment on real property, taxpayers must first request a conference with the PVA or a designated deputy. This conference may be held before or during the inspection period.

If you remain dissatisfied with the assessment after meeting with the PVA or designated deputy, you may then appeal to the County Board of Assessment Appeals.

An appraisal can be an important tool in supporting your case and determining whether your property's assessed value reflects current market conditions.
