Imagine you rent money from the bank to buy a house.

Years 1–5:
“Your price for renting our money is 6.125%. We promise not to change it.”

After year 5:
“Now we can change the price every six months.”

So the big question for a buyer is:

“Am I comfortable taking the chance that my mortgage rate—and possibly my monthly payment—could be higher five years from now?”

The ARM can make sense for someone who expects to sell the home, pay off the loan, or refinance before the adjustable period begins, but I would not present refinancing as a certainty.
