This is where FOMO leads. A lot of people bought homes in 2023-2024 with a promise of lower rates coming and an opportunity to refinance. They were told prices would only go higher so it's best to go ahead and buy and refinance when rates come back down. The problem was prices were high, not rates. Now prices are going down and they have a negative equity situation that is only getting worse. People will start walking away from homes when they get too far underwater. We've been here before.

More U.S. homeowners are losing their homes as mortgage payments become harder to keep up with, and some states are being hit much harder than others.

In July, nearly 36,130 properties nationwide faced foreclosure filings, a 13% jump from last year and the largest annual increase so far in 2025, according to real estate data firm ATTOM.

Nevada led the nation, with 1 in every 2,326 homes facing foreclosure, followed by Florida at 1 in every 2,420 housing units.

Y'all need to stop feeding the gators!! This juvenile swam up to me as I walked closer to the edge; obviously expecting food. Feeding them causes them to lose their natural fear of humans and also they associate humans with feeding time. Guess what happens when they approach a human and that human didn't bring food? That's right, chomp, chomp, chomp.

🏡 A Quick, Honest Take on the South Florida Market

I know you see a lot of “It’s a great time to buy!” or “Sell now and cash out!” posts — but let’s be real for a second.

Interest rates? Not crazy high. They’re actually pretty normal compared to the last few decades. The real issue is prices — they shot up and are still up there. That’s what’s putting the squeeze on buyers, not just the rates.

The big thing no one likes to say out loud: prices are starting to come down before rates are. Homes are sitting longer, sellers are dropping prices, and buyers finally have some room to negotiate again.

If you’re waiting for mortgage rates to magically drop back to 3% — probably not happening. But prices? They’re where to watch.

I got to see an old friend today that I have not seen since December 17th of 2002. I'm truly grateful to Jose at American Flyers in Pompano Beach for letting me spend a few minutes with this old Cessna 172 today. This aircraft originally belonged to Georgia Aviation and Technical College in Eastman, Georgia. It's spent it's entire life training pilots. Well done 722HG!
