“Any Broker Advertise”
When a real estate agent lists a property in the MLS, one required field is whether other brokers are allowed to advertise the listing (Yes/No).
If the listing agent selects “No,” other agents are not permitted to market that property publicly.
Many agents choose “No.”
That means when you list your home with them, only that agent is allowed to advertise your property, not the broader agent community working with buyers.
At the same time, most agents do allow platforms like Zillow, Homes, and Realtor .com to display their listings. These companies then use those listings to:
• Attract buyer traffic
• Route leads to other agents
• Promote competing properties
• Generate massive advertising revenue
So while agents restrict other local agents from advertising their listings, they are effectively giving massive exposure and control to big platforms.
It is like two neighborhood pizza shops refusing to work together while Papa John’s takes over the block.
If I were a seller, I would want maximum exposure. That means allowing any qualified broker to help market the property and bring in buyers. I would insist my agent choose yes!
Why hire an agent who is more focused on limiting other agents than on getting your home sold?
