As someone with two decades of experience guiding clients through South Florida’s ever-evolving real estate landscape, I pay close attention to the national market trends that shape our local experience. In Q2 2026, we saw home prices across the US continue to rise nominally, yet after adjusting for inflation, real values actually declined for the 13th consecutive month. Even with a national index showing yearly appreciation near 1.5% in Late-Q2—up from 1% in Mid-Q2—this still lagged about 2 points behind inflation, which hovered around 3.5%. While lower inflation and stronger nominal gains have slowed the pace of value erosion, affordability remains at the forefront. Typical monthly payments for existing single-family homes increased again this quarter, making it even more challenging for first-time buyers to take that important step. My approach centers on helping clients navigate these complexities—whether you’re investing, relocating, or searching for your dream beachfront or gated community home, understanding these underlying market dynamics is crucial to making informed decisions.

In the past month, we’ve seen a slight uptick in new listings across the US—up 0.4% in the four weeks ending August 23—while total homes for sale rose 0.5%, reaching their highest levels since early Q2. At the same time, pending sales dipped 1.1% to a six-month low, with many buyers holding back as mortgage rates hovered around 7%, the highest we’ve seen in over a year. The median home-sale price has climbed 1.9% year-over-year, now sitting just above $400,000. For my clients, especially those navigating the South Florida market, these numbers signal a shift: more inventory and softer demand mean today’s buyers have more leverage to negotiate price reductions or seller concessions. Properties that have been on the market a few weeks often present the best opportunities, and sellers are finding success by pricing realistically rather than chasing last year’s highs. Drawing on two decades of experience guiding clients through every step of the process, I always keep an eye on these trends to help you make the most informed decisions—whether you’re buying your dream beachfront home or looking to invest.

Luxury home sales across the US are seeing remarkable diversity, with recent transactions ranging from $3.7M all the way up to an impressive $130M. The standout sale at $130M certainly draws attention, but it's equally notable to see other top deals at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M. In four major markets, even the fifth-highest sales cleared $10M, highlighting just how deep the luxury segment runs in certain areas. One particular market caught my eye with its tight cluster of sales between $24M and $40M—quite a sign of consistent high demand. These figures reflect properties marketed publicly, so off-market and private transactions might push the ceiling even higher, especially in non-disclosure states where only listing prices are available. With two decades guiding clients through luxury and investment properties, I always keep a close watch on these trends to ensure I can navigate both the public and private sides of the market for my clients’ needs.
