South Florida FL Market Gains Momentum
It’s exciting to see South Florida gaining even more momentum as we head into 2026! Living and working in Boynton Beach for over 20 years, I’ve watched our local markets evolve—and right now, tighter inventory is what’s shaping the story, not a lack of buyers. With mortgage rates in the low-6% range helping to stabilize things, it’s an encouraging time for well-prepared buyers to make a move.

The luxury segment (over $5M) stands out: about 488 single-family homes are currently on the market in that range, with roughly 43 homes and 20 condos selling each month. Across South Florida, there are around 4,500 homes for sale, and it’s interesting that only about 10% are priced above $5M, while another 10% fall below $500K. This tight supply is a big reason values remain so resilient.

If inventory stays limited, we can expect continued upward pressure on prices. And with the upcoming property tax referendum, some owners might rethink their next steps. Whether you’re looking at luxury estates, family neighborhoods, or beachfront properties, understanding these trends is the key to making smart real estate decisions.
