“Should I wait until spring to sell?”

It’s a question I hear quite often this time of year, and my answer is usually: Not necessarily!

Spring is traditionally a busy season for real estate, but it also brings more competition as additional homes come on the market. Meanwhile, people still need to buy homes in the fall and winter. Job changes, relocations, growing families and other life events don’t always happen on a spring schedule.

After more than 40 years in Bozeman real estate, I’ve learned that there’s no single best month to sell every home. The right timing depends on your property, your price range, the competition and, most importantly, your own plans.

If you’re considering a move, I’d be happy to look at what’s happening in your particular market and help you decide whether it makes sense to list now or wait until spring.

Sometimes waiting is the right decision. Sometimes it isn’t. Let’s figure out what works best for you.

Would I fix it before selling? It’s one of the questions I get from homeowners all the time, and my answer is usually: it depends.

I generally recommend taking care of obvious repairs and deferred maintenance, but I don’t automatically recommend remodeling a dated kitchen or replacing something simply because it isn’t the newest style.

After many years of walking through homes with both buyers and sellers, I’ve learned that where you spend your money before listing matters just as much as how much you spend.

Before you start replacing floors, ordering countertops or tackling a long list of projects, have your REALTOR® walk through the house with you.

You may be surprised by what I’d tell you to fix—and what I’d tell you to leave alone.
