If you’re not a dog person, you probably won’t fully understand—or fall in love with—the Golden Retriever. True to their name, they love carrying things around in their mouths… sometimes things you’d really rather they didn’t—like a sock, a shoe, a napkin, or a stick. But they’ll usually have a toy nearby too.

They’re almost always hungry and not shy about begging. They crave snuggles, love to play, and will happily take over your bed if you let them.

I know some people might find them a bit much.
I just find them completely endearing.

Hi Montana people, March 1 is the deadline to apply for your Homestead exemption for lower tax rates on your 2026 Property Taxes.

Montana Homestead Reduced Property Tax Rate (New in 2026)

Starting with the 2026 tax year, Montana implemented a new property tax benefit often called the homestead reduced rate or homestead exemption that lowers property taxes on your principal residence compared with other residential properties (like second homes).

Key features

Purpose: To reduce property tax bills on owner-occupied primary residences and long-term rentals.

Qualification:

Must own and live in the home as your principal residence for at least 7 months of the year.

You must file an application with the Montana Department of Revenue by the annual deadline (March 1, 2026 for the 2026 tax year).

Benefit: Properties that qualify receive a lower tax rate compared to non-homestead (secondary, investment, or short-term rental) properties — often significantly lowering the tax owed.

Automatic enrollment: If you qualified and received the previous property tax rebate and your ownership/residence hasn’t changed, you may already be enrolled.

👉 This reduced tax rate is a property tax classification — it doesn’t “protect” equity from creditors like the other homestead exemption.

To check your status go to revenue.mt.gov you will need your geocode.
