The latest MLS stats were just released yesterday and median sale prices are still at or near record highs for our area. Single family homes in Parrish came in at $457,500, slightly below the $464,950 record set in February. Meanwhile Palmetto is back up to the record high of $405,000 that was set in January.

Cash sales are still strong with Parrish at 34% of closed sales as cash and 25% for Palmetto.

The number of homes for sale remains low, but month-over-month active inventory is up 31% in Parrish and 22% in Palmetto.

The latest MLS stats have arrived and both Parrish and Palmetto are near record high median sale prices. Parrish came in at $460,750, just under the $464,950 record set in February. Meanwhile Palmetto is at $400,500, slightly below the $405,000 January record.

Cash sales are still strong, representing approximately 25% of sales in both markets.

Low home inventory is still an issue, with more buyers than homes available.

New MLS stats for February just came out today and Parrish set a new record high median sale price of $464,950, breaking the previous record of $454,490 that was set in November last year. Palmetto dipped down to $375,000 from the January record high of $405,000.

Florida officials are urging financially troubled homeowners to apply for assistance available to pay past-due mortgage and utility payments, property insurance, delinquent property taxes, homeowner association fees, case management services and other housing-related costs.

Qualifying households can receive up to $50,000, but in most cases payments will be made directly to the mortgage servicer, insurance company, or utility that the homeowner owes.

Applications are being accepted at www.FLHomeownerAssistance.org. To be eligible, applicants must document that they experienced pandemic-related financial hardship after January 1, 2020. There’s no deadline, meaning the financial hardship could have begun long after January 2020 or could be ongoing.

Mortgage payments are up 22.5% year-over-year. Mostly due to surging home prices, but the median family income only rose 4.5%. Higher interest rates will add to the burden.

The median sale price for a single family home in Parrish increased to $440,000 last month, up from $424,060 in December, but down from the record high of $454,490 in November.

Palmetto also big saw gains, going from $372,495 in December to $405,000 in January, setting a record high median sale price.

30-year mortgage rates are rising, up to almost 4%. According to Freddie Mac's weekly PMMS survey, the average 30-yr fixed rate was 3.92% (with 0.8 points), levels not seen since May 2019.

Rates are up 0.81% since the the beginning of this year. What's a 1% difference in your mortgage interest rate mean per month? On a $400k sale with 20% down and a 3% interest rate, your monthly payment would be $1,518 without PMI or property taxes. Raise the interest rate to 4% and the monthly payment would be $1,719, an increase of $201 per month.

Experts anticipate higher interest rates, because the Federal Reserve is expected to raise interest rates 3-4 times this year to combat inflation. The Fed’s benchmark overnight borrowing rate is currently anchored in a range between 0%-0.25%, most recently around 0.08%.
