2025 🏠 Home Selling Update! It’s taking longer to sell your home!

So if you’re going to put your home on the market in 2025 more than likely it’s not going to be a quick sale!

On a nationwide number right now it takes approximately 80 days to get your house under contract, that’s an average.

So what I mean by that is once you put your house on the market and the time it takes to get your house under contract not closed just get it under contract on average nationwide number is 80 days.

During Covid it was 24 days.

1 out of 3 homes in the Covid era went under contract immediately. That means you put your house on the market and within a week those homes would be under contract 1 out of 3 homes.

Today it’s 1 out of 10.

So 10 homes go on the market only 1 home is going under contract immediately.

It is going to take longer this year in 2025 if you put your home on the market.

This is not a time to test the market!.

It’s a time to be humble and be realistic and you want to get in and out of the market as quickly as you can.

We are experiencing higher inventory levels and the reason why we’re experiencing those higher inventories is because homes are sitting on the market longer and their not going under contract as quickly the velocity in which they’re going under contract is much slower so the inventories are slowly increasing which also could mean that there’s more negotiations for buyers.

Please do not expect a quick sales!

Just be prepared it is a little bit slower right now!

So you want to ask yourself questions like:

Is there anything funny on my Credit Report?

POLO RUN Real Estate Update
Market Numbers good to Know

Since I live on Blue Ridge Place and since I'm also a Coldwell Banker licensed real estate professional, I sometimes get asked from other Polo Run homeowners to share our real estate trends, to share the past 3, 6, 12 months of the important market numbers/data points to keep in mind locally here in Polo Run.

So for those of you who may be interested in real estate in Polo Run, I try to focus on showing what these numbers mean for our community at any given point in time when folks ask me and what these numbers mean personally, whether you're selling right now, or just want to know the value of your home here in Polo Run at any given point in time.

People have told me they want to know and like to know if it is taking longer or a shorter time to sell now in Polo Run and how that impacts their home value.

I have been tracking this for potential clients and for those of you who might be thinking about selling, what I'm hearing is you want to know if you're selling too low.

I'm also getting a lot of Polo Run homeowners right now who tend to still want to look at the highest previous prices, so I always show them the current competition and let them know about whether or not if our recent market is slowing.

So here you go Polo Run, a few very important numbers to keep in mind over the past 3 months.

Average Days On Market = 91 Days on Market in Polo Run
"Days on Market" in real estate refers to the number of days a property has been listed for sale before it is sold or taken off the market. The days are counted from the day the home goes into "active" status (which does not include "coming soon" status) and end on the day the house goes "under contract".

Average List To Sale Price Ratio = 94.7% in Polo Run.
Coldwell Banker's average list to sales price ratio indicates how close the list price of a property is to its final sale price. A lower ratio means that the property was priced closer to the final sale price.

Number Of Active Listings in Polo Run = 9
