The Top 3 Factors in Choosing the Right Manufactured Home Community

Choosing a manufactured home community based only on the home is a little like buying a great swimsuit without checking whether there’s a pool. The house matters, but so does everything surrounding it.

1. The Real Monthly Cost

Don’t compare communities using lot rent alone. Compare the total monthly cost:

Lot rent or ownership fees
Water, sewer, lawn care and trash
Taxes and insurance
Amenities included
Planned or recent increases

A $700 lot rent that includes several services could be a better value than $600 with everything added separately. Lot rent deserves extra attention right now. Industry data indicates that average site rents increased about 6% during 2025, while Florida residents continue to raise concerns about larger increases in certain communities.

Also ask whether the community is land-lease, cooperative or resident-owned. You may love the kitchen, but the land underneath it can have a surprisingly large role in your long-term budget.

2. The Lifestyle You’ll Actually Use

A resort-style pool, pickleball courts, ballroom and fitness center sound impressive. But amenities only provide value when they match how you really want to live.

Visit during an activity. Look at the calendar. Talk with residents. Find out whether the community is genuinely social or whether the clubhouse calendar has been quietly gathering dust since bingo night in 2019.

The best community isn’t necessarily the one with the most amenities. It’s the one with the amenities, activities and atmosphere you’ll actually enjoy.

3. Stability, Management and the Future

Who owns and manages the community? Has ownership or management changed repeatedly? How have lot rents changed over the past few years? Are roads, utilities, drainage and common areas being maintained?

Fresh flowers at the entrance are lovely, but they are not a substitute for dependable infrastructure and responsive management.

Ask current residents:

“What has changed here during the last three years?”

That one question may tell you more than the entire sales brochure.

The Bottom Line

The right manufactured home community should fit your budget, lifestyle and comfort level for the future.

Because you’re not simply choosing where to park your home. You’re choosing your neighbors, your monthly expenses, your social calendar and possibly your new pickleball nemesis.

What Are Tie-Downs on a Manufactured Home?

Tie-downs are one of the most important safety components of a manufactured home, but many buyers and owners are not exactly sure what they do.

Simply put, tie-downs are part of the anchoring system that helps secure a manufactured home to the ground. Their job is to help the home resist movement from high winds, shifting, uplift, and side-to-side force. In a state like Florida, that makes them especially important.

There can be different types of tie-down systems depending on the home, the soil, and when the home was installed. Some systems use frame ties, which connect the steel frame of the home to anchors in the ground. Others may use vertical ties or diagonal ties to help resist both uplift and lateral movement. You may also hear about ground anchors, which are installed into the soil, or anchoring systems attached to concrete pads or other approved foundations.

Tie-down components are often made from galvanized steel, including steel straps, anchors, rods, bolts, and tensioning hardware. These materials are chosen because they are strong, but over time they can still wear out or become damaged.

So what can go wrong? A few common problems include rust or corrosion, loose or broken straps, bent or damaged anchors, improper installation, or soil movement that affects the anchor’s hold. Age, weather, moisture, and storms can all take a toll. If a home has older tie-downs, has been through major weather, or has not been inspected in a long time, it may be time to take a closer look.

How do you know if repair or replacement may be needed? Some signs include visible rust, loose or missing straps, anchors pulling out of the ground, or hardware that looks worn, bent, or deteriorated. Sometimes there are no obvious signs until an inspection is done, which is why tie-downs often come up during a sale, financing, or insurance review.

The bottom line is this: tie-downs are not just a technical detail — they are a major part of the home’s safety and stability. If you own a manufactured home, or are thinking about buying one, it is smart to know the condition of the anchoring system and address issues before they become bigger problems.
