Choosing a manufactured home community based only on the home is a little like buying a great swimsuit without checking whether there’s a pool. The house matters, but so does everything surrounding it.
1. The Real Monthly Cost
Don’t compare communities using lot rent alone. Compare the total monthly cost:
Lot rent or ownership fees
Water, sewer, lawn care and trash
Taxes and insurance
Amenities included
Planned or recent increases
A $700 lot rent that includes several services could be a better value than $600 with everything added separately. Lot rent deserves extra attention right now. Industry data indicates that average site rents increased about 6% during 2025, while Florida residents continue to raise concerns about larger increases in certain communities.
Also ask whether the community is land-lease, cooperative or resident-owned. You may love the kitchen, but the land underneath it can have a surprisingly large role in your long-term budget.
2. The Lifestyle You’ll Actually Use
A resort-style pool, pickleball courts, ballroom and fitness center sound impressive. But amenities only provide value when they match how you really want to live.
Visit during an activity. Look at the calendar. Talk with residents. Find out whether the community is genuinely social or whether the clubhouse calendar has been quietly gathering dust since bingo night in 2019.
The best community isn’t necessarily the one with the most amenities. It’s the one with the amenities, activities and atmosphere you’ll actually enjoy.
3. Stability, Management and the Future
Who owns and manages the community? Has ownership or management changed repeatedly? How have lot rents changed over the past few years? Are roads, utilities, drainage and common areas being maintained?
Fresh flowers at the entrance are lovely, but they are not a substitute for dependable infrastructure and responsive management.
Ask current residents:
“What has changed here during the last three years?”
That one question may tell you more than the entire sales brochure.
