I want to talk about the part of buying a home that tends to make people the most anxious.
Not the offer. Not the financing. The inspection.
I have been with buyers when that report comes in and they read it for the first time — and I have watched what happens when they read it alone, at night, without context. It is not good. By morning they are convinced the house is a money pit and they want to walk away.
Here is what I want you to know before that happens.
A home inspection is a visual examination of the accessible areas of a property on one specific day. The inspector is documenting material defects — issues that could meaningfully affect the value of the home or pose a risk to the people inside it. That is the job.
What the inspection is not doing: it is not predicting the future. It is not issuing a warranty. The inspector does not move personal belongings, dismantle systems, or enter areas that are not readily accessible. Concealed or latent issues — behind walls, under slabs — may not be visible. Mold, pests, lead paint, and environmental hazards require separate specialists.
And here is the part most buyers do not know until they are in it: almost every home will have items on the inspection report. Even homes that show beautifully. Even new construction. The presence of items on that list is not automatically a reason to walk away. The question is what those items mean — and that is where your agent comes in.
When my buyers reach the inspection, I am at the property. I review the summary with the inspector. We go through the report together before anyone makes a decision they do not have to make.

9 years ago I moved back to Florida because I missed the weather, my family, the beach, and the idea of owning a boat and spending days out on the water. I chose this place on purpose.

So when people ask me if Florida is getting too hot and whether people are leaving, I take that question seriously.

A new study out of Florida Atlantic University says people are not leaving. Fewer are moving into the very hottest areas, but here in Bradenton and Lakewood Ranch the growth is still being driven by jobs, lifestyle, and everything that makes this area worth staying in.
That is good news if you have been thinking about selling or making a move up.
