📈 For the first time since 2022, apartment demand is outpacing new supply. Cushman & Wakefield's latest report shows national vacancy dipping below 9% (lowest since 2024), ~124,600 units absorbed in Q2 (+8% YoY), and a construction pipeline that's finally thinning.

What it means for us: Sarasota–Manatee never had a demand problem — we have a shortage of large, well-located sites. As fewer projects break ground nationally, the developers and investors who lock up Build-to-Rent land here now are the ones who'll be glad they did.
