Today, I wanted to go through the uniqueness of some of the beach towns in Monmouth County

1. Monmouth Beach-A small, tight-knit residential enclave — one of the quietest and most exclusive beaches on the Shore. Think private feel, calm waters, and old-money charm with modest beachfront homes lining the coast
2. Long Brach-Home to Pier Village, Long Branch blends a lively boardwalk with upscale dining, shopping, and condos right on the ocean. It’s been revitalized into one of the Shore’s most vibrant destination towns.
3. Asbury Park-One of the most electric towns in Monmouth as well as statewide. Going through a revitalization, one of the most happening towns on the shore with everything from shopping, dining, nightlife and beyond
4. Bradley Beach- often slept on but one of my personal favorites. Killer food options on vibrant Main Street and very quiet and family oriented. Compared to other towns on the list, one of the best dollar for dollar home values in regard to a beach lifestyle
5. Avon-very peaceful and lowkey. Small town with a little Main Street. One of the lesser crowded towns in the summer!
6. Belmar- known as more of a party town with a great bar scene. But that’s not all that defines it, town residents are very tight knit and community focused
7. Spring Lake- very refined and vibrant with an “old money” feel. The boardwalk is non-commercialized making for a very relaxing atmosphere
8. Sea Girt-a beach town riddled with stunning homes on quiet streets with a community value of tradition and tranquility.
9. Manasquan- some of the best surf in NJ with a bustling downtown. The kind of place you can get to anywhere in town with a short bike ride
10. Brielle- a marina town endorsing the boating lifestyle. You’ll see many multimillion dollar yachts along the river, with fabulous yacht clubs, as well as great dining options.

Happy 2026!

Wanted to start off the new year with one of the more important parts of any real estate transaction, what to look for when choosing the proper real estate attorney.

What to look for:
1. A responsive lawyer- MOST IMPORTANT- real estate transactions move honestly pretty quick. If you can’t get ahold of an attorney for longer than a day or get some sort of answers from their team, they aren’t worth a damn, on to the next!
2. Make sure your own interests are communicated and aligned. This can go both ways but be assured what terms on a contract suit you best/ are non negotiable. Communication is key.
3. Local market experience- someone who is familiar with local processes and understands the fast paced market that is the Jersey Shore. Also, someone who has dealt with other area attorneys. Repoir with others helps move a transaction along
4. Strong real estate law knowledge and negotiation skills- this connects with point #2. Someone who knows how to use the law to build out the contract for best terms for you!
5. Reputation- if your lawyer has a negative rep with other area attorneys, many attorneys on the other side will either make working with them difficult or they can take advantage of them and you, the consumer, are left holding the bag.

What attorneys to avoid:
1. Poor communication skills- if they can’t communicate with you effectively, they can’t communicate effectively with the other side. NEXT!
2. Lack of local real estate knowledge
3. Arrogance- If an attorney thinks they are holier than thou, run for the hills. People are people and need to be respected whether it’s a small deal or a multimillion dollar complex deal. No one person in a transaction is any better than the other.
4. Unclear structuring of fees- have their fee schedule laid out in the beginning so you know what you’re paying up front and not be billed later on for stuff you didn’t know about.
5. Quickly hands off work to paralegal and only signs off- a customer is paying the lawyer to do the job, not their lackey. Yes paralegals do indeed help with contract review but at the end of the day they shouldn’t be doing all of the work.

Just want to wish everyone a very happy new year!

2025 was probably one of the most insane years I’ve ever had in my entire life

Huge progress in learning and becoming the best Real Estate agent I can be✅

Balancing the workload of being an Operating Engineer✅

Most importantly, bringing the greatest gifts god could ever bestow upon my wife and I, our two beautiful children Michael and Marina✅

A very big year of learning and progression.

See my stats from this year on second slide. I am very proud of those figures but this leaves me hungrier for more…

What do I know I can do better?

Ensure clients have a good team of people to leave no stone unturned and to get transactions closed- lawyers who know the laws and are quickly responsive, thorough inspectors to present home faults(if any), effective mortgage people/companies with quick turnarounds for funding, contractors who know what they’re actually doing and talking about(no fly by night slapdicks allowed on any portion of a transaction).

Be organized with all documentation- with my broker this past spring choosing to sign our brokerage on with Real Brokers, their built in systems helped me tremendously to keep all of my signed documents and paperwork organized and available through closing.

Be as thorough and transparent as possible with clients. Nothing is more important to me than clients knowing exactly what’s happening and when it’s happening and who’s doing what. What is kept during home sales and what stays. What issues must be corrected in a home prior to sale and what timelines must be adhered to. Most importantly(and this goes to having good lawyers) making sure the other side of the transaction adheres to that same sales contract and timeline of said contract.

What happens for 2026?

I’m fully committed to delivering the best possible service for every real estate need. Point blank. If you’re even thinking slightly about buying or selling this coming year, I’d genuinely appreciate your input—what can I do to better serve you? Let’s cut through the BS and make buying or selling a home in Monmouth and Ocean Counties as smooth and stress-free as possible!

Sold in Millstone✅

Very excited my buyers were finally able to close in time for Christmas !

This one sure was a doozy. After my inspector came through, many issues were made apparent. The seller luckily had his team of contractors come correct a good portion of issues. For those not corrected, negotiations brought a very sizable credit back which made my buyers verrrry happy🤌🏼

But unresponsive lawyers man… they sure complicate the process… but that’s a story for another day.

2. Keyport
3. Neptune Township
4. Freehold Boro
5. Eatontown

Honorable mentions:
1. Neptune City- upside in a few years is inheriting the overflow from Asbury park as they have begun building up.
2. Keansburg- much investment town wide to improve its image.
3. Middletown (north sections, Belford and Leonardo)- beautiful views of NYC with much investment in infrastructure in those areas.
