☀️ Solar Panels in Butte, Montana — Worth It or Not?

I get asked ALL the time:
“Clay, should I put solar panels on my house?”
And lately investors have been asking the same for rentals.

Here’s the honest, boots-on-the-ground answer from what we’re seeing in the Butte market 👇

Solar panels absolutely have pros and cons—no question.

Pros:
• Lower monthly power bills
• Feels good to be energy conscious
• Can make sense if you plan to stay long-term
• Nice selling point in some markets

But in BUTTE specifically…

➡ We are not seeing a noticeable increase in home value from solar panel installation.
➡ Most buyers don’t search for homes because they have solar.
➡ It rarely makes someone pay MORE for the property.

And here’s the BIG issue 👇
❗ If you still owe money on the panels and expect a buyer to take over those payments, it can be a major deal killer.

I’ve seen good homes struggle to sell because:
• The solar loan has to be assumed
• Payments feel like “extra debt” to buyers
• The numbers don’t make sense for them
• Lenders complicate the process

For investment properties, it’s even tougher—tenants don’t usually pay enough more in rent to justify the cost.

👉 My advice:

• If you plan to live in the home 10–15+ years → it might make sense for YOU.
• If you plan to sell in the next 3–5 years → think twice.
• NEVER assume the next buyer will value it the way the sales rep told you.

Solar isn’t bad—but in our local market it’s more of a lifestyle choice than a financial upgrade.
