A foundation crack like this, and right next to the output of a gutter could lead a person to believe there are some major problems and possible damage that could lead to some very expensive repairs for the buyer if not caught before buying the home.
Fortunately with further investigating this was not a bad problem.
This is a lake cabin and there is an old tunnel from the lake to the basement for bringing a boat inside. The home is sitting on a 4" thick concrete slab spanning about 6 feet. A qualified contractor figured he could shore it up with a metal beam and some screw jacks. No internal damage was caused from this other then making it easy for rodents to enter.

A home inspection might seem a little costly. Especially if you decide to back out of a home after the inspection and need a new one on a different home. I give 25% discounts for that and I'm pretty easy to work with to get a better discount even on the first home inspection.
It is a seller's market out there right now and the seller may not want to sell to you if you get a home inspection. This should be a flag right away that there may be something wrong. There is always something wrong even on brand new homes but what you need to now is if there are any major problems wrong that will cost you thousands of dollars later down the line.
Home Inspectors inspect all the major components of a home including the roof, exterior, basement, crawlspace, HVAC, Plumbing, Electrical and all of the items within each component that is accessible and within the SOP.
A typical inspection takes about 4 hours and your report can be done within a few business days.
My minimum price is $300 up to 1000 sq.ft. and about .10 cents for every sq. ft. over that. So if you have a house that is 1800 sq. feet it would be $300 for the 1000 sq. ft and 800 x .10 = $80 for a total of $380.
