“Save on commission” isn’t the same thing as saving money. Let us explain.

Everyone likes the sound of a lower commission. It's an easy number to point to, and it feels like savings before you've even listed.

But commission is just one line on the closing statement.

The number that actually matters is your net proceeds — what lands in your account after the sale. 🏡💸

Here's the trade sellers often don't see coming: discount commission models usually cut costs by cutting service.

That can mean fewer or lower-quality photos, no video or 3D tour, less marketing push in the critical first days on market, slower response times, and less negotiating firepower when offers come in.

Fewer buyers seeing the home usually means fewer offers — and fewer offers is what drives price down. 📉💰

A 1% commission savings on a $450K home is about $4,500. But a sale price that comes in even 2-3% lower wipes that out and then some.

The better question isn't "what's the commission rate?" It's "what will I actually walk away with?" That depends on marketing, exposure, and negotiation — not just the number on the listing agreement.
