I’m on a rant this morning!! And it’s very justified. Some agents and brokers just simply give us all a bad rep in this industry, all while asking for 3% Buyer Broker fee.

Don’t Be That Agent… Be THAT Agent.

This is something we talk about in every meeting at Key Stride Realty. Not to tear anyone down—but to sharpen each other. We share real experiences (the good, the bad, and the ugly) so we can grow and build better relationships in this industry.

Because the truth is… some agents need to do better. And yes—some brokers do too.

Let me give you a real scenario 👇

I had an agent request a showing on one of my listings. I reached out ahead of time with important info—no response. He shows up 15 minutes late (which happens), but no courtesy text. Just silence.

Later, he calls. Says his name and brokerage… and then nothing. No “hello,” no acknowledgment of the missed message. Finally asks what I needed.

He tells me his client loves the house and might make an offer after another showing.

The very next day—an offer comes in.

Low. Asking for over $47,000 in concessions. And the message?
“We fully expect a counter back.”

That didn’t sit well with my sellers.

We countered. I notified him.

Suddenly—quick response.
“Ok, I’ll look at it and let you know.”

No sir… you don’t “let me know.”
You present it to your client. They decide.

Don’t be that agent.

He later says the buyer will accept but wants a home warranty. Fine—reasonable. Then mentions his broker supported the original offer.

That was disappointing.

Don’t be that broker.

We agree to move forward. He asks us to cancel other showings. Says his buyer is all in and will sign by 5 PM.

Then… hours later…
He asks for another showing with only a few minutes notice.

They show up… while also looking at other homes.

At the showing, he’s texting me:

* “How many bathrooms?”
* “What’s behind locked doors?”

You’re at the house… and you showed it before.

Do better.

And then—4:58 PM…
“She’s going to pass.”

Listen—I fully respect that buyers have the right to choose the home that’s best for them.

But agents…

👉 Educate your clients
👉 Respect the seller’s time and situation
👉 Communicate professionally
👉 Know your product before you show it
👉 Be thoughtful in negotiations

Being a great agent isn’t just about getting a deal under contract—it’s about how you handle people throughout the process.

Don’t be that agent.

Be THAT agent. 💼
