If you're looking to buy, but are holding off until rates drop keep in mind the new regulations. Right now the seller pays the commissions on both sides. Come July the seller is not required to so you as the buyer will have to pay your agent their commission. Standard commission is usually 3% of the sale price so keep that in mind. If you don't want to do this you can buy now and there are many lenders that will let you refinance when the rates drop at no charge.

Even though interest rates have started to fall they are still at a point where the rates would put you over on what you can do for a monthly payment. There are ways to get a rate that would help you get your new home. You can do an FHA which not only gives you a good rate, but also only need 3.5% to put down. Good credit rating and a bigger down payment will also help to get a better rate. If you see a home that you have your eye on so do many other people which will drive up the price. Interest rates have dropped again. 2 weeks in a row!

I know that with the interest rates so high people are afraid to pull the trigger. Keep in mind that if you put down a good down payment and have a good credit score you will not be paying those rates. You could pay up to 2% less in some instances.
