The Mississippi Home Corporation increased the amount available through one of its down payment assistance programs that can also be used toward closing costs.

Smart6 is now Smart7, increasing the available assistance from $6,000 to $7,000. This change took effect December 15, 2025.

To show what that looks like in real life, I pulled actual MLS data on standard 3 bed / 2 bath homes built in 2015 in Brandon, MS.

Back in 2015, the median sale price for those homes was $185,700. Today, those same 2015-built homes are selling for around $288,000.

That’s $102,300 in appreciation alone.
