Same monthly payment. Two different outcomes.
Option A - a 20-year-old site-built home with deferred maintenance, unknown history, and someone else's renovation choices throughout.
Option B - a brand new manufactured home on your own land, your finishes, your floor plan, full warranties, nothing that's ever belonged to anyone else.
The gap between those two options in the Ozarks right now is smaller than most people expect.

Structural warranties. Manufacturer warranties on appliances. Warranties on HVAC systems. These are new homes built in controlled factory environments — not used homes, not fixer-uppers, not someone else's problem passed along to you.

Financing approval — 2 to 4 weeks depending on lender and your situation.
Home ordered from factory — varies by manufacturer and current demand.
Delivery and setup — once the home arrives, setup typically runs 1 to 3 weeks depending on site complexity.
Total from decision to move-in — generally 3 to 5 months when everything runs smoothly.
Every situation is different and site prep on your land is the wildcard that varies the most. But that's the honest ballpark nobody ever gives you upfront.
