If a home was listed prior to hiring me, here’s what I’d do before lowering the price…
1. Take new listing photos.
Your first few photos should give buyers a reason to keep scrolling—not show them the same angle multiple times.
2. Create a new listing description.
The description should help buyers picture themselves in the home and highlight the features that make the property stand out.
3. Check out the competition.
I’d look at other homes currently for sale and ask one important question: Why should a buyer choose this home?
4. Create a new marketing strategy.
The home needs more exposure through fresh content, video, and marketing that reaches the right buyers.
5. Then, look at the price.
Price can absolutely be a factor, but I’d first want to make sure the home is being presented and marketed as strongly as possible.
Lowering the price may be the right move, but it shouldn’t always be the first move.
