Buying a home takes more than just saving for the down payment. 🏡✏️

Class is in session, and today’s lesson is all about the expenses buyers sometimes forget to plan for — things like inspections, appraisal, closing costs, moving expenses, utility deposits, and those little “new house” purchases that add up FAST.

The goal isn’t to scare you away from buying a home. It’s to make sure you walk into homeownership feeling prepared instead of surprised. 🤍

A good agent should help you understand the WHOLE financial picture before you ever write an offer.

An inspection is NOT a pass/fail test. 🏡🔎

I probably explain this more than almost anything else in real estate.

Your inspector’s job is to give you a detailed look at the home — the good, the bad, the “keep an eye on this,” and sometimes the well…that’s interesting. 😂

A long inspection report does not automatically mean you’re buying a bad house. And finding issues doesn’t automatically mean you should walk away.

The goal is to figure out:
🏡 What’s normal home maintenance
🔧 What actually needs repair
⚠️ What could be a safety or major-cost concern
💰 What may be worth negotiating
❤️ And ultimately whether this home still makes sense for you

Every house has something. Yes, even the pretty ones. 😉

That’s why having an agent who can help you sort through the noise and determine what actually matters is such an important part of the process.

The inspection gives you information. What you do with that information is where strategy comes in 🙋‍♀️
