Some homes sell in a weekend. Others require patience, persistence, and trust in the process.

1104 Brookfield Dr. SE has certainly been one of those stories.

We started with a strong offer, but the buyer’s contingency fell through. Over the following months, we received several additional offers, but due to financing issues and unexpected circumstances, none made it all the way to the closing table.

Rather than becoming discouraged, we regrouped. When we relaunched after the first of the year, we came back prepared with a recent appraisal and inspection report already completed so buyers could move forward with confidence.

But the real heroes of this story are my sellers.

Through every twist and turn, they remained patient, kind, flexible, and resilient. They followed every recommendation, trusted the process, and never lost sight of the goal even when the path wasn’t always easy.

Real estate is a team effort. I did my part, and they did theirs.

Today, I’m excited to share that 1104 Brookfield Dr. SE is officially pending! Even better, we’ve found buyers who truly love this home and can’t wait to make it their own.

Sometimes the first offer isn’t the right offer. Sometimes the journey takes longer than expected. But when everyone works together and stays committed, the right buyers eventually find their way home.

☀️ Summer Homeowner Reminder ☀️

Most homeowners remember to mow the grass and crank up the AC… but here are a few things that are easy to forget:

🧊 Your refrigerator needs maintenance too!

Summer means more ice, more cold drinks, and more wear on your refrigerator. Take a few minutes to replace the water filter, check the ice maker for any mold or buildup, and vacuum behind the fridge. Dust-covered coils can make your refrigerator work harder and increase your power bill.

🌀 Check your ceiling fans.

Did you know ceiling fans should spin counterclockwise during the summer? It helps push cool air down and can make your home feel more comfortable without lowering the thermostat.

🔥 Clean your dryer vent.

This is one of the most overlooked home maintenance tasks. A clogged dryer vent not only makes your dryer less efficient—it can also become a fire hazard.

📸 And one non-house reminder…

Back up your photos.

The beach trips. The baseball games. The late-night ice cream runs. The pictures of your kids that somehow multiplied into 17,000 photos on your phone.

Those memories are worth protecting too.

10 things that would send people moving to North Georgia into a COMA 😂⛰️

1. You can experience all 4 seasons in one day. Seriously.
2. Someone in a pickup truck WILL wave at you.
Wave back. And don’t forget your “ma’am” and “sir”
3. Pollen season feels like a personal attack that will have you thinking you have the flu 🤧
4. Don’t know what to do this weekend? North Georgia somehow has rap concerts, mountain hikes, lake days, river tubing, pumpkin patches, strawberry farms, 8 malls, Korean BBQ, apple orchards, wineries, Braves games, and petting zoos all within driving distance 🏟️
5. Atlanta is somehow an hour away from Atlanta. We don’t measure the distance in miles, we use time “It’s 45 minutes”
6. Mountain views usually means your driveway has a 47-degree incline ⛰️ Same with lake houses. The front yard, backyard, or driveway will absolutely be a ski slope. Sometimes all three 🤷🏼‍♀️
7. North Georgia locals will send you down a one-lane gravel mountain road and casually say, “it’s not that bad. If you get lost stop at the Dollar General”
8. The Appalachian Mountains have enough folklore to make you sprint to your car after dark. Think you heard someone say your name? No, you didn’t.
9. Gas station biscuits are considered a completely acceptable personality trait here 🍳
10. One minute you’re at a luxury rooftop in Atlanta, the next minute you’re buying boiled peanuts from a man named Skeeter beside a tractor dealership. That’s the North Georgia lifestyle, baby 😂⛰️
