The State Senate just unanimously passed SB 406 — the Georgia Property Owners’ Bill of Rights Act — to rein in HOA abuse of power.

HOAs must now register with the Secretary of State (with oversight & complaint process)

Foreclosure threshold doubled: $2,000 → $4,000 in unpaid dues (fines & fees excluded)

2020–2021: “Pandemic, inflation, rates…”
2022–2025: “Still too expensive / rates too high.”

But in Barrow County — including Bethlehem & Winder — homes are still holding value near the mid-$300Ks and showing resilience year over year.

Meanwhile, if you had bought in 2019 instead of renting:
• You would likely have built equity through price appreciation and amortization.
• You would’ve skipped paying rent with no return on that money.

Even if prices soften in a correction, properties in Bethlehem & Winder remain significantly higher than where many were in 2019 — and strong local demand means buyers often return quickly when inventory drops.
Waiting didn’t “save” money — it delayed building wealth that many local owners are already benefiting from.

Right now, the average 30-year fixed mortgage in Georgia is sitting at about 5.9% to 6% — pretty steady and actually decent compared to where we've been. 15-year fixed? Even better, around 5.25% to 5.3%. Rates are still buyer-friendly, so if you've been waiting for things to cool off more... this might be your window.
