Breckenridge is planning for the future. Here’s why that matters.

The Breckenridge Comprehensive Plan is being updated to help guide how the community grows and evolves over time.

Think of it as a long term roadmap for Breckenridge. It looks at topics such as housing, land use, transportation, development, infrastructure and the character of the community.

Why should Breckenridge property owners and buyers pay attention?

Because understanding real estate is about more than the home itself. What is planned around a property, how an area may evolve and what the community is prioritizing can all be useful context when making real estate decisions.

It is also important to remember that planning does not mean every idea or proposal will become an approved project.

There is more to Denver Botanic Gardens than the exhibit everyone is talking about. 🌿

I went to see Jaume Plensa’s A New Humanism, but the gardens themselves ended up being just as memorable.

Late summer flowers everywhere. Water lilies reflecting across the ponds. Beautiful garden paths and quiet corners that make you want to slow down and stay awhile.

And then, of course, there is Plensa.

A New Humanism closes September 7, so there are only a few days left to experience the exhibition along with everything else Denver Botanic Gardens has to offer.

If you are in Denver or visiting Colorado this week, this is one place worth making time for.

Definitely worth the stop. 🌿

If you love Lake Irwin near Crested Butte, this one is a little disappointing. 🏔️

Lake Irwin Campground closes September 8, 2026, and it won’t reopen for the 2027 camping season.

That sounds like a long closure, but there’s more to the story.

The campground has been around for decades, and some of its facilities and infrastructure are aging. The renovation is planned to improve campsites, roads, trails, restrooms, picnic areas and parking.

And there is some good news.

The lake itself isn’t simply closing September 8. Day use is expected to remain available for the rest of the 2026 season, although construction could affect access at times.

The campground is expected to reopen in June 2028.

I hate seeing a beautiful Colorado spot unavailable for a season, but sometimes taking care of the places we love means giving them a little time to recover and improve.

A little reminder if a Colorado home is on your radar…

Don’t choose the house before you think about the life you want around it.

The view and the finishes might get your attention, but location can change how you actually use the home.

Do you want to be close to town? Near the slopes or trails? Do you want easy access to Denver for days like my recent visit to Denver Botanic Gardens? Or would you rather trade convenience for a little more space and quiet?

These are the conversations I like to have with buyers before we start falling in love with listings.

Because the right Colorado home should not just look good in the photos.

It should make sense for the way you plan to use it.

I almost drove right past this.

If you are heading from Denver up to the Colorado mountains, this is one stop worth making before you get on I 70.

Jaume Plensa’s A New Humanism is at Denver Botanic Gardens through September 7. You may already know his work without realizing it. He is the artist behind Crown Fountain in Chicago.

For me, Julia and Lou were the pieces that made me stop.

The reflections on the pond, the scale of the sculptures, and the way they become part of the landscape are hard to appreciate until you are standing there.

If you have a little extra time in Denver this week, go see it before it closes.
