September was an active month for Summit County real estate, with 180 residential transactions totaling $287 million in sales volume. The average sales price was $1.4 million, a 3.6% decrease from a year ago, while the average price per square foot rose slightly to $828, up 1% year over year. Homes spent an average of 74 days on the market, reflecting a slower pace as inventory continues to build.

The luxury market ($2 million and above) lead the way, recording 38 sales—a 27% increase from last September—and a highest sale of $7.3 million.

At the start of October, there were 854 active listings across Summit County, including 742 residential properties and 112 land listings—an 18% increase in inventory compared to last year.

Fall in Summit County is fleeting and unforgettable. Here’s where locals like me love to enjoy the season — and where you’ll find the best golden views this October.

Scenic Drives
Swan Mountain Road glows gold between Dillon and Breck, with Sapphire Point and hidden overlooks above Lowry Campground. Montezuma Road winds through aspens to a historic mining town that shines in late light. Tenmile Canyon is short but dramatic, while the Lower Blue River Valley offers ranchland vistas framed by golden groves.

Strolls With a View
McCullough Gulch (lower) is gentle and lined with aspens, Lily Pad Lake reflects color on two alpine ponds, and Mesa Cortina to South Willow Creek offers peaceful woodland paths with the chance to spot moose. North Tenmile Creek feels miles away though it begins right in Frisco.

Golden Hour Trails
French Gulch glows brightest in the evening, Oro Grande Trail lights up the reservoir at sunset, Mayflower Gulch holds historic cabins in a basin of color, and Spruce Creek shines along its aspen-lined lower section.

Elevated Escapes
Peaks Trail is a quiet mix of aspens and evergreens. Ptarmigan Peak Meadows overlooks Silverthorne with golden slopes, Elliott Ridge offers expansive fiery panoramas, and Uneva Pass blends tundra above with glowing valleys below.

Tip: Colors peak first up high, then drift into valleys. Even after Boreas and Hoosier fade, golden pockets linger along creeks and sheltered basins.
