There’s nothing quite like summer in Breckenridge 🏔️🫎🌿

One of my favorite parts of living in the mountains is watching the local wildlife come alive this time of year. From a mama moose and her baby wandering by to hummingbirds visiting the patio every morning, these little moments are such a good reminder of how special life in the high country really is. 💛

📊 Summit County Real Estate Market Update | May 2026

May brought a bit of a cooldown in residential sales across Summit County, Colorado, with transactions down about 16% compared to last year. Year-to-date sales are now down roughly 5%, while pricing continues to show stability with a slight 0.6% increase in average sold price.

New construction continues to play a meaningful role in the market, making up about 20% of sales through May.

Most towns saw steady or improved activity year over year, with the exception of Breckenridge, Colorado and Dillon, Colorado, which both saw double-digit declines in closed sales.

One of the most interesting trends right now: 58% of all sales fell within the $1M–$5M range, showing continued strength in the mid-to-upper luxury segment.

And just in time—our busiest season is right around the corner. The summer/fall market typically ramps up in late June and runs through mid-October, bringing increased inventory and buyer activity.
