From walking beneath the golden canopy of Aspen Alley to taking in the views along Boreas Pass, exploring the historic landscape of French Gulch, or making it a bigger mountain day at Crystal Lakes, there are plenty of ways to enjoy autumn in Breckenridge.

And if Aspen Alley is on your list, there’s an important update for 2026: general parking at the Wakefield trailhead is closed during peak foliage, with a free shuttle running from the Stephen C. West Ice Arena through October 3.

Parade of Homes is back in Summit County! Opening weekend was a hit with visitors from all over the country. I was able to stop by 266 Davis Court yesterday and was amazed by the level of detail and thought that was put into each space. If you are going out this upcoming weekend for the Parade, be sure to add this home to your must see list!

The aspens are popping this weekend! Just a friendly reminder that the popular trail, Aspen Alley, is not allowing parking at the trailhead currently. Access is available on foot or via shuttle at the Steven C. West Ice Arena parking lot.

🏡 3 Often-Overlooked Home Maintenance Tasks

1. Test Your GFCI Outlets
Those outlets with the little “Test” and “Reset” buttons can lose functionality over time. Press the test button to make sure power shuts off, then hit reset. Check outlets in kitchens, bathrooms, garages, and outdoor areas.

2. Clean Your Refrigerator’s Ice & Water Dispenser
It's easy to overlook the parts of your refrigerator that dispense water and ice. Clean the dispenser area and inspect the water filter according to the manufacturer's recommended schedule. A little attention here can help keep things fresh and functioning properly.

3. Inspect Your Window & Door Weep Holes
Many windows and exterior doors have small drainage openings designed to let water escape. Dirt, leaves, and debris can clog them, preventing proper drainage. Give them a quick inspection and gently clear any buildup.

🔧 A few minutes of preventative maintenance can help catch small problems before they turn into expensive repairs!

🏔️ Summit County Real Estate Market Update | August 2026

August brought some interesting trends to the Summit County real estate market! Residential sales outpaced August 2025 by nearly 8%, bringing year-to-date sales up 4%, while the average sold price increased 5%.

But as always, the full story is in the details. 👀 New construction continues to have a significant impact on the numbers—particularly in the condominium market.

🏘️ Condo sales are up slightly overall, with average sold prices up 26%. However, when new construction is removed from the equation, condo sales are down 16%, with prices up just 1%.

🏡 Single-family home sales are up 2%, while the average sold price is down 5%.

So, what does this mean for buyers and sellers in Summit County? The market isn't telling just one story—and understanding the numbers behind the headlines is more important than ever.
