One more issue that underlines the critical importance of finding a quality real estate broker to begin your home listing experience!

IMPORTANT READ for all my business colleagues.
On Friday, I busted a fraudulent listing. These rings are getting more clever all the time. This is the third attempted fraud I have been this side of in the last year and a half. I was very diligent about a long distance seller. I asked many leading questions. I asked for a copy of his ID, which he supplied. All the information matched perfectly with title. I listed the property. Thankfully, it was no easy sale. Beautiful 23 acre piece outside of Ocean Shores with some easy access to the beach off the back. Titled, surveyed easement access that was never installed, so access was impossible until I could manage all of that. I did all the things, met with county, procured a surveyor to take payment at closing and an excavator to clear the 800' easement path, and also get paid at closing. Multiple interested parties, we just needed to get on the property. Finally, because I still wasn't feeling 100% warm fuzzies, and no way was I going to see the contractors get screwed. I asked him for his hospital room. He was claiming a cancer battle in a center in Houston. I had already contacted the center who advised that they did not have him as a patient. He claimed he couldn't divulge that information. I told him he absolutely could, that I had spoken with admissions and, unless he provided me a land line for the hospital room to contact him, then we were done. He hung up.
I contacted the Sherrifs department in the community where the actual owner resides in another state, reported the potential fraud, offered all of my evidence and requested a welfare check in case there was more to this than just fraud/theft. They were very helpful and concerned.
I decided I should share this with as many as possible. Watch out for the name Farid F Youssif. I also contacted local title companies and county offices to advise them of this person.
