We placed our first offer in April 2025 🏡 We didn't close until March 2026 🤠

That's not a failure — that's strategy ✨

My client called me off a Zillow listing ready to leave the city and plant roots in Texas 🌿 But he had a home in Tennessee that needed to sell first and that market was moving slow

So we waited 👀 We searched 🔍 We wrote offers — four of them actually
And I walked away from every deal where the seller's price didn't match what the market was telling me 🚶‍♀️ I wasn't about to let him overpay on a home when values were starting to shift

When the right one came up — sellers already motivated already moving on — we moved fast ⚡ And we closed 🎉

Nearly a year of patience 🤍 communication 📲 and knowing when NOT to pull the trigger — that's what got him here 🏡

These clients originally set out looking for land in Brenham, but quickly discovered how competitive and expensive the land market has become 🌳

Instead of walking away discouraged, we adjusted the strategy and started exploring homes that could still give them the lifestyle and future they wanted — while staying within budget🙌🏼

When we found the right home, we moved quickly with a strong offer. During inspections, a few concerns popped up, so I coordinated directly with my plumber to make sure my clients had real answers before making a big decision👩🏼‍💻

Thankfully, the concerns turned out to be non-issues, the home appraised above value, and they officially moved in on closing day 🎉

Buying real estate is never just about finding a property — it’s about navigating challenges with the right guidance and strategy along the way🙋‍♀️
