Hi Friends and Fam!

I know quite a few people have reached out, and I truly appreciate you asking, it means more than you know. ❤️

I wanted to share that I will not be hosting my Annual Autism Awareness Month charity event this year. With the recent passing of my mom, I just wasn’t in a place where I could give this event the time, energy, and heart it deserves.

This event is incredibly important to me, and so is doing it right. I fully plan to bring it back next year, stronger and more meaningful than ever.

If you’re still looking for a way to support Autism Awareness this month, Zephyr Grill & Bar Brentwood - will be hosting dinner for two all month where 15% of the dinners will be donated to Working Wonders. A local non profit organization helping adults with disabilities.

🏡 Big news for Buyers & Sellers!

Last week, the Fed cut rates, and mortgage rates reacted right away, bringing them to their lowest levels in months. Even coming into the slower time of year, we’re seeing new energy in the market!

✨ For buyers: Lower rates mean more buying power, and FHA loans are seeing some of the best improvements. One of my clients just got approved in the mid-5% range !! Conventional is showing in mid 6%'s! Woo Hoo!

✨ For sellers: As more buyers start moving again, listings are getting renewed attention. I just had 3 calls on one of my listings over the weekend!

Real Estate Word Wednesday!

Today's word: CONTINGENCY

A contingency is a condition in a real estate contract that must be met for the sale to move forward. Think of it as a “safety net” that protects buyers AND sellers!

Contingencies give you the ability to back out or renegotiate if certain things don’t go as planned. Some of the most common contingencies are:

Home Inspection Contingency – Ensures the property is in good condition before finalizing the sale.

Buying your first home is such an incredible milestone, and this one was full of ups and downs. This amazing woman showed so much patience and strength. We actually went into escrow on the same home twice. The first time didn’t work out, and she had to make the tough call to walk away. But sometimes the right home has a way of finding you… the sellers came back to us, and together we made it happen. 🙌

Not only did she get the home she loved, but we were able to close under market value! Talk about turning challenges into a huge win!

I’m so proud of her for trusting the process and so honored to hand her the keys to her forever home 🏡❤️
