Ever heard of a 2/1 buy-down? Yes, this is relatively new, but not entirely. It’s similar to buying points on a property, but the interest rate is reduced only in years 1 and 2. This provides immediate relief to the buyer who doesn’t want to pay as high of a monthly payment right after closing. The good thing is that some sellers will even offer to pay for the concessions in the current slowing market. With propspects of interest rates reducing in the next year or two, a buyer potentially can refinance after year 2 of utilizing a 2/1 buy-down for an even lower rate, never once paying a high interest rate. What are your thoughts?

A 2-1 buydown is a real estate financing technique that makes it easier for a borrower to qualify for a mortgage with a lower interest rate.
