The Tom Schieber Team

The Tom Schieber Team eXp Realty of California | DRE 01404116 I like to think that I'm a new kind of Real Estate Professional. I am a second-generation Realtor.

I combine the personal service of a traditional, neighborhood agent with the latest web-based, video and mobile technologies to create a dynamic, secure, and convenient transaction. I studied economics at Westmont College in Santa Barbara and did my graduate work at the University of Colorado at Denver. I also have a certificate in computer programming from Denver Technical College. I specialize i

n digital/video marketing through social and online media for selling single-family homes and other residential units for primary owner-occupants and investors throughout East Contra Costa County. Brentwood is my home, but my friends and clients take me to Antioch, Oakley and Discovery Bay almost daily. I don't just work in these neighborhoods, I live my life in them. My dad taught me that Real Estate is about cooperation, about serving others and mostly that it is about hard work. My experience has also taught me that it is as rewarding as anything else I could do; My clients always become my friends, even if we don't start out that way.

💢Sold off-market in Brentwood.💢

605 Caraway Court just closed at $1,555,000—without ever hitting the market.

This property was truly one-of-a-kind: a ½-acre lot, tons of space, and a permitted detached 3-car garage 🚘 that had buyers (especially the husbands) losing their minds. Because the home was so unique, we skipped the usual prep, photos, and showings. Instead, I quietly reached out through my network of agents and quickly found multiple serious buyers.

The result: a strong offer 💪 smooth negotiations, and a deal that worked perfectly for both sides.

Most importantly, my sellers are now headed to Arizona 🐍 to be closer to their kids and grandkids—exactly the next chapter they were hoping for.

Sometimes the best sales never even make it to the MLS. 💯

Buying a home in the East Bay isn’t casual anymore.

Multiple offers. Appraisal gaps. Disclosure-heavy transactions.

If you’re thinking about buying in Brentwood, Antioch, Discovery Bay, Livermore, Concord — or anywhere in Contra Costa or Alameda County — preparation matters.

I created a Strategic East Bay Buyer’s Guide that outlines:

• The correct order of steps
• What sellers look for
• How buyer representation works
• How to structure competitive offers
• The mistakes serious buyers avoid

If you’d like a copy, comment GUIDE below and I’ll send it over.

One of the biggest questions Brentwood homeowners ask me is how to price correctly in today’s market. Pricing isn’t guesswork—it’s strategy.
I shared some local perspective on what actually matters when pricing a home in Brentwood and how buyers tend to respond.

Most people don’t realize what actually happens when they click “Request a Tour” on sites like Zillow.
You’re not being matched with the best agent or the listing agent — you’re being connected to an agent who agreed to pay for that connection, often through a referral fee at closing.

This doesn’t mean the agent is bad.

But it does mean the system isn’t built around what’s best for you — and under new disclosure rules, consumers will now see that more clearly.

If you’re making one of the biggest financial decisions of your life, it’s worth understanding how the process really works.

If your home didn’t sell the first time, it doesn’t mean it can’t sell.

Most expired listings come down to just a few fixable issues — pricing, presentation, or exposure.
And with the right strategy, a second launch can look very different from the first.

I put together a short Expired Listing Revival Guide that walks through:
• why listings fail
• what buyers see that sellers often miss
• how to relaunch the right way

If your home sat too long or expired recently, DM me the word “GUIDE” and I’ll send you the PDF.

No pressure. Just clarity and a fresh start.

Thinking about selling your home in early 2026? You’re already ahead of most sellers.

1. Why early-year buyers are more motivated
2. How to prepare in the next 30–60 days

4. How to price smart in a shifting market
5. The best timing window for early-2026 listings
6. Your complete New Year Prep Checklist

The proposed NAR settlement 💶 that was announced last week 📅 was HUGE news in our industry.

And media outlets 📰 ran some CRAZY clickbait headlines. Unfortunately, 😕 commissions are not likely to be cut in half. But they are going to be discussed and negotiated out in the open, which should be good for consumers. 👍

So if you're in the market 🏠 to buy or sell a house, talk to your agent 🤔 about fee structures and options. Find out how THEY plan to deal with these changes.

And if you're going to interview agents 👨‍💼 send me a DM and let's talk. I'd love to show you how we aggressively and creatively MARKET your 🏘 home for MAXIMUM exposure and get you TOP 💵 dollar!
