The real estate market is changing again. I can feel it. The inventory of homes for sale is increasing with Spring in full throttle. The stock market is is like a yo-yo dependent on our President's latest tweet and the ongoing trade war saga. I feel that rates are coming down again sometime in the near future. This is a good thing because it increases buying power. If rates go under 4% again for the fixed 30 (3.75%), I think you will see a very strong market rebound.
This is a great time to be looking at what you want/need and be ready go when the right one comes up.
3.75% fixed on a $300,000 mortgage translates into about a $1500 monthly payment.

Homeownership Affordability....

There was an article out today citing an interview with the CEO of , and remarks from , the regarding housing inventory supply. The thrust was that millennials are coming into the age where they will represent a meaningful demographic segment of the home buying market. The problem lies in the current prices of homes, which also continues to reflect the fact that fewer people are moving and supply is still tight. The fact that so many people are now in fixed loans at 3.5-4.5 interest rates does not project into more availability.
My take is that there are two possible solutions:
1) - why not 50 year terms?
It would provide lower affordable payments and homes may turn over well before that term matures.
2) made available exclusively to first time home buyers

The first part should be a consideration because lifespans are projected to be dramatically longer in future years. This reflects better health awareness and advances in medical care. It is also likely that “working years” will extend further because retirement ages will extend as a solution to .

The second is because there are only so
many ; higher incomes, lower rates, longer terms, or another huge recession to bring prices down.

It’s about time to think outside the traditional box to solve real world issues for the next generation.
