March numbers are in, and the Middle Tennessee market is starting to shift in a really interesting way.
Inventory is up 11% compared to last year, giving buyers more options and more negotiating power than we’ve seen in a while. At the same time, prices are holding steady and pending sales are actually up, which tells us demand is still very much there.
What this really means is we’re moving into a more balanced market. Homes are still selling, but buyers are being more selective, and strategy matters more than ever.
