If you want your home sold before the holidays, don’t wait until November…here’s where I’d start.

First, I’d start decluttering little by little. Closets, countertops, the garage… all the spots that tend to collect stuff over time.

Next, I’d give the curb appeal some love. A fresh doormat, trimmed bushes, and maybe some fall flowers or pumpkins to make it feel warm and welcoming.

First impressions matter.

Then, I’d tackle any lingering to-dos…things like squeaky doors, chipped paint, or loose cabinet handles. They might seem small, but buyers notice.

I’d also start having conversations with real estate agents (yes, even if I wasn’t ready to list just yet).

Getting clear on the timeline, market trends, and pricing early makes everything smoother later.

Finally, I’d get a handle on what my home is actually worth today…not last year, and not what Zillow says, but what a real buyer would likely pay right now in my neighborhood.

A keen eye for things you might not notice at first.

Of course, I bring the basics…MLS sheets, disclosures, and all the info you need.

But what I really bring is experience.

I’m looking at the age of the roof, signs of water damage, cracks in the foundation, layout flow, and things that could impact resale down the road.

Because when you’re falling in love with the kitchen or the backyard (understandably!), someone needs to be checking the stuff that doesn’t show up in the listing photos.
