Had to replace an Amana Thru the wall A/C way too early….. Freezing up due to suspected low refrigerant, wa blowing only 78 Degrees. It is a shame that refrigerant can’t be added ….. they are not designed for servicing.🙄

As I was creating a renewal lease document, I was wondering how many individuals that we have partnered with since 2010 on our properties.

By my best count, 71 Individuals.
Of those
1 - 5 Year Resident
2 - 7 Year
1 - 11 Year
1 - 12 Year Current Resident

One must strive to create a good partnership relationship.
1) Timely Responsiveness of both parties
2) Fair Monthly Lease Amounts with No Cost Increase Renewals
(Subject to good lessee stewardship and no large overhead
increases)
3) Landlord quick and effective responsiveness to Property issues
4) Establishing clear and fair expectations of both parties at the
beginning

We continue to learn from our mistakes and advice from friends and professionals in the arena.

Trying out my new Battery Hedge Trimmers, Father’s Day gift from Kiddos.
Took on the Freeze Burned Beast…Worked Like a charm with lots of Battery Charge Left.
Now oft to mowing up the mess left.
Feeling good as I mowing the front yard, with a faint comfortable breeze….
Thinking, this is a good days work.
THEN, half way through the front yard, Lower Deck Belt Off and frayed badly.
Off to Brentwood Lawnmower, very helpful but no belt in stock, not Cub Cadet Distributors.
They recommended I try a former Cub Cadet, Chiltons, off Craighead.
Gave me their phone and part number I needed….VERY HELPFUL.
I called, two in stock, drove over and picked one up.
2 1/2 Hours Later, Mowing done and my arms feel like jelly.
Still, a good day!

We are anticipating 2 Second Floor Units will be available...
One close to August 1st and One Approximately October 1st.

August 1st Unit we anticipate that the monthly rent will be $1,100 to $1,250, dependent on the amount of work needed to be done.

October 1st, we will be asking $1,250 per month due to the anticipated upgrades.
