Just checking in to my real estate page! I have been so busy the last two weeks! Today I will be on a radio show talking about the history of Burns, TN because I have a 120 year plus house for sale. It's one of those places that is very rare. If people are looking for something easy and slick, this is not it. If someone wants to fall in love with something that is super old and it fills your soul to Reno something like that, this is a really great project. It also will rent for more than double what its mortgage would be.... I would sure love to see someone fall in love with it. Only 140k in the heart of Burns on an acre lot.

Busy weekend in the rain and sometimes sleet! Showing land no less! Negotiated a contract from my car to the other realtor next to a dairy farm! This is how dreams come true! This land is a little patch of Heaven!

In honor of the soldiers serving us around the globe during the holidays, Synergy Broker, Michelle Crews, and Linda Stockton-Liedl and I put together 12 boxes of goodies to send overseas. Grateful for the opportunity to participate because this is what the holidays is about! My daughter baked 5 batches of brownies and cookies too. I know that it is not much considering they are away from their families though - they really are sacrificing so much. My dad was in the Army over 30 years. I have many friends and family who served and have lasting injuries, physical and mental, from their service. To top it off, the man at the post office who put it all together for us is a vet from Iraq!

In the spring, Synergy will be sponsoring the 5K run for the Wounded Warrior project. PLEASE plan to come and participate!

I AM AT AN OPEN HOUSE TODAY IN SPRING HILL! 2-4 this afternoon! COME ON EVERYONE! This is in an amazing location and it is LESS THAN 200K which is unbelievable. This home is located right in the heart of Burns. It is only $137,500. It is a three bedroom, two bath home built around 1900, maybe earlier. The master bedroom and bathroom were added in 1984. The couple who own it have lived in it and then used it as a rental, which was always rented out.

The kitchen has all new cabinets, sink, plumbing and dishwasher. One of the bathroom has a new vanity, toilet and flooring. The roof over the addition is new and the rest of the roof was deemed in good shape with years left on it. The siding is new. An electrician came in and went over all the wiring and upgraded the electrical panel. The home is on a flat one acre lot.

RENTING IS EXPENSIVE. GREAT LOCATION!

So if you are renting and want to buy something and never thought you could, think about this house. Yes, it will need work because it is an old house. But you can live in it while you do it. OR Buy this house and rent it out! My clients renovated it o a degree and have run out of time and energy. I have had it under contract several times and people keep having issues with financing. This last time around, inspector said it should pass for a USDA loan with gutters added.

The reason I originally got into real estate, started with wanting to own a house. Then it led to buying rental properties and possible flips. Then when selling my own horse property, it was clear that if you want to sell a farm of ANY kind, you need a specialist. I had one of the best residential specialists in the game selling my farm and she kept getting people out who were looking for a gorgeous HOUSE and mad their boots got dirty. Nevermind the 20 acres, 6 separately fenced pastures, 8 stall barn, misc sheds and runins, the 200x100 arena.... It was all about marketing and talking the right lingo with the right people. When I took over the sale, I had three offers in one day, on a day when there was a sheet of ice on the ground too. All realtors love the easier subdivision homes, these niche properties though can require a lot more thought and prep!

I love working with BUYERS! I have spent some time today reflecting on the recent Buyers and how much fun it was to help them through the buying process. Raymond and his family. Christin and the transition in her life. Louise and Kerry relocating here. Vlaska and Jaime in their relocation from CA. Risa and Billy with their purchase in Fairview. Rhonda and finally buying her first house. I never get tired of driving people around and exploring what is out there!

I am excited to share that I have joined a new brokerage! This will be exciting, challenging and new for me! I presently have two listings. One is under contract. I also have several people looking for property. Years in the horse business lends me especially capable of helping people who are looking for a farm or selling a farm. I recently sold a lovely dressage training farm in Culleoka, TN.
