Real estate closings happen differently in all regions, but in today's real estate world many of closings are handled at title companies or law offices. Buyers and sellers usually select their own title company, or have different times, so they often never see each other on closing day. That answers the question whether you are going to see the other party that day. Most likely not in most locations.

Builders are usually categorized loosely into three different categories. The 1st one is going to be a production builder who tends to focus on simplicity, cost, and streamlined systems to build a more basic home. The next category is going to be semi-custom builders, and those provide homeowners more choices and more options with their build. The resulting homes are usually in the medium to large range. The third category is a full custom build which requires attention to every single detail of the build. These homes are generally larger and have longer build times that can easily extend a year.

NOTICE: Drones are awesome for real estate marketing, and to be done legally it needs to be with someone certified in the FAA Part 107. Heads-up on any up-coming planned flights. The World Cup will have more/longer TFRs (temporary flight restrictions) in place that will prohibit flight in some areas. You (your drone operator) need to check the restrictions, and possibly change your schedule if any conflicts.

HOME SIZE is one of the most important details when trying to compare properties and calculate value. The question is "how do you get the home size". There are a number of steps, but the home is measured from the exterior. It is not measured from the interior, or simply measuring all the rooms and adding them up. Once measurements are taken from the exterior, additional adjustments are made for areas that cannot be walked on (i.e. high ceilings with no floor between level 1 and 2) as well as areas not meeting the requirements for living space.

SELLERS RULE in the case of a seller's market, but what is a seller's market? What puts them in so much control? It's the law of supply & demand that applies to nearly all products (homes included). If you have a LOT of buyers wanting/needing homes in a specific area, that produces high demand. That demand level can quickly exhaust the number of homes for sale which then creates an inventory shortage (not many homes available). This lack of availability then puts nearly each and every home that IS available in higher demand which usually translates to the seller being able to command more in price and with fewer (if any) seller concessions.

WHAT IS RADON??? Many people have never heard of it. The short story is that Radon is a gas that emits from the Earth due to the breakdown of Uranium, and it naturally dissipates into the air. When you put a structure over a piece of land, then it can capture the Radon which is not ideal, but in most cases it's efficiently resolved with vent systems (required during construction in some areas). Testing takes about 48 hours, and is commonly done during real estate transactions.
