Buyers decide how they feel about a home in the first 30 seconds. And it’s almost never about the square footage.
What registers instantly: smell (always), lighting (dim rooms feel smaller and older), clutter (even tasteful clutter reads as “not enough space”), paint scuffs and dated colors, and the temperature of the air when they walk in.
Clean windows let in more light than most people realize. Fresh light bulbs in every fixture cost $20 and photograph beautifully. A neutral, fresh scent, not candles masking something, signals a clean, well-kept home.
The emotional read happens fast. Make sure it’s the right one.
